The build process
How a multi-family project runs

From plan-set review to topping-out.

  1. STEP 01

    Plan-set + code review

    Send us your architectural + structural set. We red-line the stair-tower pages, confirm IBC compliance, and quote per-floor pricing within 5 business days.

  2. STEP 02

    Contract + CAD

    Plan / elevation / section drawings delivered on contract. City plan-reviewer sees the same set as your structural engineer.

  3. STEP 03

    Phased fabrication

    First floor's stair package fabricated in 8 weeks. Subsequent floors batch on a 2–3-week rolling cadence as concrete + framing top out.

  4. STEP 04

    Crated delivery by floor

    Each floor's stair package crated and labeled (Floor 2, Floor 3, etc). Your GC opens the right crate at the right elevation.

  5. STEP 05

    Phone-consult install + walk-through

    Install lives with your trim crew. We're on the phone for floors 1–3 to dial in pattern; on site for a walk-through at topping-out.

Most trade work ships crated for your framing or trim crew to set. Here is how the two paths compare so you can plan the schedule.

Crated delivery (your crew installs)

Do you do mid-rise (5+ stories) stair towers?

Yes — up to 8 stories within our shop's clear-bay capacity. Above 8 we sub-assemble in our shop and final-stack on site with your GC's crane.

Do you do the egress steel towers, or the architectural stairs?

The architectural ones. We build interior wood-tread stair towers and the railing — lobby and amenity-level stairs, plus the wood-tread runs and railing in the units. Structural steel + concrete-filled egress towers are a separate trade; your steel sub handles those and we coordinate around them.

Are you licensed for this work in PA + NJ?

We carry PA license PA042691 and work in Northern NJ as well. We coordinate with your GC's local sub-license requirements on a per-project basis — send us the job and we'll confirm what's needed.

How do you handle change orders on multi-family?

Locked per-floor pricing means structural changes (different rise/run) trigger a re-quote. Aesthetic changes (different baluster pattern, different finish color) are absorbed if requested in the first 4 floors. Past floor 4 we re-quote.
