The build process
How a model-home build runs

From green-light to model-home open.

  1. STEP 01

    Model spec confirmation

    We sit with your sales + design team to spec the model. Top-tier balustrade, upgrade handrail, brass + iron details. Locked in 1 week.

  2. STEP 02

    Contract + CAD

    Plan / elevation / section drawings delivered. This is the design that gets replicated in the community's repeating floorplans.

  3. STEP 03

    Priority fabrication

    The model gets priority scheduling — built to the upgrade spec in our shop and crated ahead of the first lots. Sample blocks of all upgrade tiers shipped to your design center on day 1.

  4. STEP 04

    Crated delivery

    Model's stair package crated to the model lot. Your trim crew installs over 3 days. We attend the install walk-through.

  5. STEP 05

    Sales-team walkthrough

    On install completion we walk your sales team through the upgrade tiers so they can talk to buyers about what's standard vs. upgrade.

Most trade work ships crated for your framing or trim crew to set. Here is how the two paths compare so you can plan the schedule.

Crated delivery (your crew installs)

Should we build the model with top-tier or mid-tier finishes?

Top-tier. Always. The model is your sales pitch — show buyers what they could have, then your design center walks them to what they will have. Mid-tier models close fewer upgrade orders.

How long do the sample blocks last in the design center?

Indefinitely — they're built from the same stock as the actual stairs. We'll replace any block that gets damaged or stained over the development arc.

Can we keep the model home open for 2+ years?

Yes — model stairs are built to take the foot traffic. If a high-traffic model needs attention down the road, give us a call and we'll take care of it. If something loosens later, we come back and fix it.

What if the community design changes after the model is built?

The model is the design freeze. If the community spec shifts (different species, different baluster), we'll spec a second sample set for the design center and update the per-lot fabrication. Model itself stays as-is.
