The build process
How a model-home build runs
From green light to model-home open.
- STEP 01
Model spec
We go through the spec with your sales and design team: upgrade balusters, handrail, newels, and finish level.
- STEP 02
Contract and drawings
Plan, elevation, and section drawings, reviewed with you. This is the design that repeats through the community's floorplans.
- STEP 03
Priority fabrication
The model is built to the upgrade spec in our Whitehall shop, ahead of the first lots. Sample displays are built for your design center at the same time.
- STEP 04
Delivery
The model's stair is delivered to the model lot. Your trim crew sets it, and we return to install the railing once it's ready.
- STEP 05
Sales-team walkthrough
When the stair is in, we walk your sales team through the standard and upgrade options so they can talk buyers through them.

Common questions on model home projects.
Should we build the model with the upgrade finishes or the standard ones?
Most builders build the model with the upgrades visible, since that's what your sales team sells against. We build sample displays of the standard package for the design center so buyers can see both. Tell us how you want to position it and we'll spec the model that way.
How long do the sample displays last in the design center?
They're built from the same stock as the stairs, so they hold up. If one gets damaged over the life of the community, give us a call and we'll replace it.
Can we keep the model home open for a few years?
Yes. The model stair is built the same way as the production stairs and takes the foot traffic. If something loosens or needs attention down the road, give us a call and we'll take care of it.
What if the community design changes after the model is built?
The model stays as built. If the community spec shifts to a different species or baluster, we build a second sample set for the design center and update the per-lot production. Call us as soon as the spec changes.
