The build process
How a community project runs

From design-center launch to last lot.

  1. STEP 01

    Floorplan stair design

    We design the stair for each of your repeating floorplans (typically 3–6). Standard spec + 2 upgrade tiers per plan.

  2. STEP 02

    Design-center samples

    Sample blocks of wood + iron shipped to your design center. Buyers see the actual species and finish, not a render.

  3. STEP 03

    Lot-by-lot fabrication

    As lots close, we fab against the buyer's selected spec. Standard package = oak + painted risers. Upgrades batched as they come in.

  4. STEP 04

    Crated delivery

    Each lot's stair is crated and labeled. Your trim crew opens the right crate at the right address.

  5. STEP 05

    Phone-consult install

    Install lives with your trim crew. We're on the phone for the first 2–3 lots; after that they own the install pattern.

Most trade work ships crated for your framing or trim crew to set. Here is how the two paths compare so you can plan the schedule.

Crated delivery (your crew installs)

Can buyers upgrade the stair through your design center?

Yes — we ship sample blocks of all upgrade tiers (iron balusters, walnut handrail, curved volute) for your design center. Our per-upgrade trade pricing is locked on contract; you set your own buyer pricing from there.

What if a lot stalls for 6 months?

We hold material reservations 60 days out from your projected close. Past that, we pull material and reset when the lot moves. You don't pay for held inventory.

What if a buyer reports a problem after closing?

They call us directly. We don't publish formal terms — the answer from a 39-year Whitehall shop is always "if something loosens later, we come back and fix it." You don't get pulled in.

What price band are most of your community projects in?

Sweet spot is $700K–$1.5M base price. Below that, our package starts costing more than the design tier supports. Above that, you're usually in custom-build territory and we'd build per-lot custom.
